Can you furnish a BTR scheme by apartment type — studios, one-beds and two-beds — all to a single controlled specification?
Yes. Montalvi builds to order, so a scheme can be furnished type-by-type — a defined package for studios, another for one-beds, another for two-beds — with every unit of the same type made to one identical specification. Because each package is drawn from a stored spec (board grade, finish, handles, dimensions), apartment 4 and apartment 400 of the same type are genuinely the same, which is what keeps a large BTR building consistent at handover and easy to maintain afterwards.
Do you make communal and amenity-area furniture as well as apartment furniture, so the whole building comes from one source?
Yes — Montalvi can make the amenity and communal furniture alongside the apartments, so co-working desks and benches, reception and lounge joinery, resident-lounge storage, TV units, bookcases and built-in seating are produced to order in our own British workshops to the same standards as the flats. Sourcing the apartments and the shared spaces from a single maker keeps finishes and detailing coordinated across the whole building and gives you one point of contact for the entire fit-out.
When we refresh or re-let units over the years, can you match the original furniture so a replaced piece doesn't look different?
Yes. Montalvi is made to order and reorders are matched from the stored specification held for your scheme, so a wardrobe, headboard or desk made two or three years after the original build is produced to the same dimensions, board grade, finish and fittings. This matters for BTR because units are refreshed on a rolling basis — you can replace a damaged item or refit a single apartment without it standing out against the rest of the type, and without having to re-furnish a whole floor to keep a consistent look.
We're compact by design — can you build storage-led furniture that maximises usable space in small studios and one-beds?
Yes. Because everything is bespoke and made to order, Montalvi can build storage-led pieces sized to the exact apartment — full-height fitted wardrobes that use the whole wall, beds with integrated drawer or ottoman storage, slimline bedsides, desks that double as dressing tables, and shoe and hallway storage worked into tight entrance spaces. Made-to-measure means no wasted gaps around off-the-shelf sizes, which is often the difference between a compact studio feeling workable or cramped.
Can the furniture ship unbranded, or carried under our operator brand, so it fits our resident experience?
Yes — Montalvi can produce under your own brand (white-label), unbranded and blind-shipped, so nothing arrives carrying our name. For a BTR operator that means the furniture presents as part of your building and your resident offer, whether that's neutral unbranded pieces or items finished and detailed to your brand's specification. This is standard for us as a trade-only, made-to-order manufacturer.
Is the construction robust enough for rental turnover, and can you meet the fire-safety standards a BTR building needs?
Yes — Montalvi builds contract-grade for exactly this kind of high-turnover use: A-grade 18mm and 15mm board with metal handles and fittings as standard, made to last through repeated re-lets rather than to a domestic flat-pack standard. On fire safety, we build to the relevant UK standards, including the Furniture and Furnishings (Fire) (Safety) Regulations 1988, and on upholstered items we can build to contract standards such as Crib 5 / BS 7177 on request, which is what a residential building of this type typically calls for.
Can you handle bespoke apartment layouts within the same scheme where a standard package won't fit?
Yes. Because Montalvi is fully bespoke and made to order, non-standard apartments — corner units, accessible flats, odd-shaped rooms or duplexes — can be furnished to their own measured specification while the rest of the scheme runs on the standard type packages. Each variant is captured as its own stored spec, so those one-off units can still be reordered and matched later just like the standard types, keeping even the awkward apartments consistent over the life of the building.
