Furniture for HMO & student accommodation

Hard-wearing, room by room, repeatable across the building. Built for the intensity of shared occupancy and high tenant turnover.

Why Montalvi

Shared occupancy asks more of furniture, year after year. A-grade board construction and metal fittings are built for exactly that intensity — and because everything is made to order, a single finish runs seamlessly through every room under one roof.

The challenge

What we hear from HMO & student.

  • Furniture that fails under high-turnover, multi-tenant use
  • Replacing damaged pieces that no longer match the rest
  • Furnishing many identical rooms quickly and affordably
  • Balancing durability against a look students actually want

How we help

Built for the way you furnish.

01

Built for turnover

A-grade board, metal handles and corner protection as standard — specified for the wear of shared, high-churn occupancy.

02

Room-by-room repeatability

One finish, one package, replicated across every room in the building — and reorderable to match when a piece needs replacing.

03

Cost-effective at volume

Bulk pricing that makes furnishing an entire HMO or student block genuinely economical, without dropping to flat-pack-shop quality.

04

Looks that still let

Finishes that hide everyday wear yet still photograph well — so rooms show as nicely in year three as in year one.

Good to know

HMO & Student — your questions

Is your furniture suitable for HMO and student lets?

Yes — it's made for exactly this. Robust A-grade board and metal fittings as standard, in finishes that take everyday wear and still present well.

Can you furnish a whole student block?

Yes. We supply by the room and by the hundred, with one consistent finish across every room under the roof.

What if one piece gets damaged later?

Because everything is made to order to a recorded spec, a replacement matches the rest of the room exactly — no odd-one-out.

Is there a minimum order?

Five units per design, which suits anything from a single HMO to a large student scheme. Pricing improves with volume.

How do you fit a full study-bedroom — bed, desk, wardrobe and storage — into a small HMO or student room?

Montalvi makes compact study-bedroom furniture to order, sized to the exact room rather than forced from a standard range, which is what makes tight HMO and PBSA rooms work. We can build a single or small-double bed with integrated under-bed drawers or a clear void for suitcase storage, a slim desk with a bookshelf or pedestal, and a wardrobe scaled to the recess — freestanding or fitted — so circulation space, radiators and window reveals are all designed around. Every piece is drawn to your millimetre dimensions in our own British workshops, so you get a usable, coordinated room rather than off-the-peg pieces that don't quite fit.

Will the furniture stand up to years of high-turnover student use?

Yes — Montalvi builds to contract-grade specification as standard, which is what heavy-use HMO and student settings need. That means A-grade 18mm carcasses (15mm where appropriate), metal handles and metal fittings rather than plastic, and construction detailed to take repeated tenant changes, dragged drawers and slammed doors year after year. It is made to last rather than to a throwaway lifespan, and because everything is made to order we hold the spec on file so replacement runs match the originals.

Can you deliver a full furniture package in the summer turnaround window between student tenancies?

Yes — Montalvi plans production and delivery around the PBSA and student-let summer turnaround, when hundreds of rooms need refurnishing in a tight window between move-out and September arrivals. Because everything is made to order, we agree the room specification and volumes well ahead and schedule manufacture to land inside your changeover period, with nationwide UK delivery that can be phased floor-by-floor or block-by-block and consolidated to suit your access. Talk to us early in the year so the build slot is reserved against your turnaround dates.

Does your furniture meet fire-safety requirements for HMO and student accommodation?

Montalvi builds to the relevant UK fire-safety standards for the setting, and on upholstered items such as headboards, bed bases or seating we can manufacture to contract standards including Crib 5 (BS 7177) on request — which is what HMO and student-block operators are usually asked to demonstrate. Case goods are built with fire safety to the applicable UK requirements including the Furniture and Furnishings (Fire) (Safety) Regulations 1988. Specify the standard you need to satisfy for your building at enquiry stage and we will build the upholstered elements to match.

We have one room design we want repeated across every room in the building — can you replicate a single spec at scale?

Yes — replicating one agreed room spec across dozens or hundreds of identical rooms is exactly how Montalvi is set up to work. We build a reference specification for the room — each piece, size, finish and fitting — approve it once, then manufacture the whole run to that same spec so every room is genuinely consistent rather than approximately similar. The stored specification also governs any later top-ups, so a room furnished in phase one and a room furnished in phase three still match.

Can the furniture be supplied under our own operator brand, and flat-packed for buildings with difficult access?

Yes to both — Montalvi can produce entirely under your own brand, unbranded and blind-shipped, so furniture in a student block or managed HMO carries your operator identity rather than a maker's. On access, we can supply flat-pack for buildings with tight stairwells, narrow lift doors or no lift, or assembled where install teams prefer it, and deliveries can be consolidated or phased to the floors and dates you're working. Tell us the building's access constraints at enquiry so we specify pack format and delivery sequence accordingly.
