Good to know
Property Developers — your questions
Can you furnish an entire development?
Yes — we supply by the hundred, with identical finishes and sizes across every unit so a whole scheme stays consistent.
Can delivery be phased around our build?
Yes. We coordinate consolidated or phased delivery to match your programme, so furniture arrives as each phase becomes ready.
How does volume pricing work?
Pricing improves with order size. Share your scheme — units, finishes and timeline — and we'll quote against it precisely, with prices never published publicly.
Can you hold a finish for future phases?
Yes. Your specification is recorded so later phases match earlier ones exactly, even months apart.
Can you make our show-home furniture and the handover-standard furniture look like one scheme, even though they're built to different levels?
Yes — Montalvi can produce a single visual scheme in two build tiers: a dressed, detail-rich specification for the show home or marketing suite, and a robust handover specification for the units that complete to buyers or tenants. Both are made to order in our own British workshops from the same finish, edge and handle palette, so a sofa-backed headboard in the show flat and the simpler handover headboard read as the same design language while the underlying construction is set appropriately to each. We document the two tiers as separate line items against one finish schedule so your design team can see exactly where they diverge.
How do you keep finishes matching from block to block when phases complete months apart?
Montalvi builds every item to a stored, written specification — board decor and supplier reference, finish, edge detail, handle and fitting — so a wardrobe made for Block A can be reproduced for Block C later against the identical spec rather than a rough visual match. Because items are made to order from A-grade 18mm/15mm board with metal fittings as standard, reorders for a subsequent phase are matched from that record. Where a wood-grain or textured decor is involved we can note batch considerations up front and, on request, retain reference samples so your specifier can sign off continuity before the next phase goes into production.
Can you fit joinery into non-standard rooms — out-of-square walls, sloping ceilings, boxed services, period reveals?
Yes — fully bespoke fitted joinery is furniture Montalvi makes to order, and each run is manufactured to the actual room rather than to a catalogue module. We build fitted, freestanding and sliding wardrobes, alcove storage, media walls and vanity units to any size, so scribed ends against out-of-square walls, angled tops under a sloping loft ceiling, cut-outs around boxed soil pipes or radiators, and infill panels across period reveals are all handled at manufacture. Supply us with site dimensions or setting-out drawings per unit type and we produce to those, flat-pack or assembled, with matching filler and scribe pieces included so the install lands tight.
Do you deliver to a single site compound or to individual units?
Both — Montalvi offers nationwide UK delivery either consolidated to one site delivery point (compound, loading bay or a nominated store) or broken down for distribution to individual plots and floors, depending on how your site is running. Deliveries can be phased and consolidated to suit the programme, so a tower can take a bulk drop during fit-out and later hand-over units can be trickled in as they complete. Tell us the access constraints — lift dimensions, floor levels, restricted delivery windows — and we plan the packaging and drop sequence around them; flat-pack helps where lift and corridor access is tight, assembled where a show unit needs to be dressed immediately.
If an item is damaged during build or fails at snagging, can you replace just that piece to the original spec?
Yes — because every item is made to order against a stored specification, Montalvi can produce a single replacement door, drawer front, headboard or full unit that matches the original exactly rather than forcing a whole-room reorder. This matters on a live site where a fitted wardrobe end panel gets scuffed by another trade or a snagging inspection flags one damaged piece: we remake to the same decor, edge and fittings and deliver it into your defects window. Keep us informed of the plot and item reference and we match from the record, so a replacement made months after the original still lines up with everything around it.
What specification documentation can you give our design team and specifiers?
Montalvi can supply a written furniture and joinery schedule per unit type covering dimensions, board decor and finish, edge detail, handle and fitting, assembly format and quantities, so your architect, interior designer or NHBC/warranty file has a clear record rather than a loose furniture list. On request we can provide reference samples or a finish board for sign-off before production, and note where items are specified flat-pack versus assembled and where fitted runs need site dimensions confirmed. The schedule is structured so it can be issued to the wider team and read straight into a room-by-room FF&E takeoff.
Can you build furniture suitable for communal areas and rented units where fire compliance is scrutinised?
Yes — Montalvi manufactures to the relevant UK standards, using contract-grade A-grade 18mm/15mm board and metal fittings as standard, and can produce upholstered items to contract fire standards such as Crib 5 / BS 7177 on request for lounges, communal seating and let residential units. Case goods and joinery are built to relevant UK fire-safety requirements including the Furniture and Furnishings (Fire) (Safety) Regulations 1988 where they apply. Tell us at enquiry stage where the furniture is going — private sale, PRS, student, communal or reception space — and we specify the upholstery and construction to the level of scrutiny that setting attracts.
