A typical single-let brief covers: bedrooms — bed frame, mattress-ready base, wardrobe (freestanding or fitted), chest of drawers, bedside tables; living room — sofa or tub seating, TV unit, coffee/side tables, bookcase or storage unit; kitchen/dining — table and chairs; plus hallway shoe racks and storage as needed. Every piece is built in our own British workshops in contract-grade construction, so the whole property is furnished to a single durable standard and any room can be dropped or added from the spec.

Yes — Montalvi can hold a single agreed specification for your portfolio and build each property to it, so a two-bed in one town matches a two-bed in another down to the same board, finish, handles and dimensions. We store the spec against your account, which means a property added next year is furnished identically to one furnished today rather than approximating it. Standardising this way also simplifies maintenance across your stock: a wardrobe door or drawer front for one flat fits every flat on the same spec, and your inventory and inspection paperwork stays consistent property to property. Because everything is made to order, lead time is quoted per job against your spec and scope rather than a fixed catalogue wait, and a repeat order matched from a stored specification is quicker to put into production than a first-time bespoke design. To protect void periods, tell us the re-let date up front and we plan the build and nationwide delivery to it; refurnishing to an existing portfolio spec is the fastest route because the design work is already done. Yes — Montalvi can supply flat-pack for exactly this, so wardrobes, chests, beds and storage pass through tight communal stairwells, narrow doorways and small lifts that a pre-assembled piece can't clear. You can also mix within one order: flat-pack the large carcasses that won't make the turn, and have smaller items delivered assembled. For upper-floor flats and HMOs where access is the real constraint, tell us the access route and we'll advise which pieces to flat-pack; we can also build fitted or sliding wardrobes to work within an awkward footprint rather than forcing a freestanding unit into a space it doesn't suit.

Yes — Montalvi builds to order for both, and an HMO brief is specified differently from a single-let. Per room, an HMO typically needs a lockable or robust storage element, a compact wardrobe and chest, a desk or study space, and a bed sized to the room; communal areas then need heavier-duty shared seating, dining and kitchen storage that take far more use than a single household's. Because rooms in an HMO are often near-identical, we can build every letting room to one repeatable spec so units are interchangeable, and produce sturdier contract-grade pieces for the shared spaces. Upholstered items can be built to contract standards such as Crib 5 on request where the setting calls for it.

Upholstered furniture supplied in a residential letting must meet the Furniture and Furnishings (Fire) (Safety) Regulations 1988, which set ignition-resistance requirements for items like sofas, beds, headboards and seat pads — this is the landlord's responsibility for a furnished tenancy. Montalvi builds upholstered pieces to the relevant UK fire-safety standards, and for higher-risk settings such as HMOs and shared houses we can build to contract upholstery standards like Crib 5 / BS 7177 on request. State the property type when you enquire so the correct standard is specified into the build; the same made-to-order route lets us match those items later without changing their compliance.
